I could not have been happier with James. Strongly recommend him especially in a bidding war pre offer inspection. Although I did not get my fixer, I also did not overpay $125k like the new owners did who sadly will be saddled with many expensive surprises. I learned a lot and feel a lot more confident in the search for my next great home with such a knowledgeable, helpful, caring and competent inspector. For me, having a home inspection is a must for any purchase I make, and recently I decided to provide a pre-inspection on a home I was selling to support the value and marketing strategy to the sale of my home. In walked Panos; to describe him in once sentence, he is a true gentleman of the old school. To his core, he is a man of honesty and integrity and these values are unshakable by anything you could possibly imagine. He will not sugar coat and he will not bend the truth of what he is tasked to do; and that is to give you an in depth analysis of your home. He is highly educated, a subject matter expertise with lots of knowledge and continues to invest in his business with the most advanced tools, and continues his certification that is above and beyond what is required to practice in the Province.Panos, walked us through our existing home, identified issues that we didn’t even know existed even though we lived in the house and was missed by the home inspection completed at the time of purchase. In the end, we addressed the issues and achieved our purpose of providing a fully reliable pre-inspection and made the sale of our home that much more frictionless and avoided many of tactics made by some home buyers.With the purchase of our home, we wanted to know what exactly we were buying and what issues might arise after the purchase. If you want someone responsive, reliable, and trustworthy, James is your man. You need someone like James for what is likely the biggest investment of your life. It's awesome to walk a house with James, spend a few hours with him, and learn pretty much everything you can about a house, from foundation to the tip of the roof... he knows it all.
